We sell houses the slow, careful way

Juniper Studio is a two-person agency. We take on a small number of homes at a time so every viewing is accompanied, every offer is explained, and nobody is chased through a decision they are not ready to make.

Where we work

  • Harbour Row

Terraces and converted warehouse flats. Short walk to the water, mostly leasehold.

  • Alder Heights

Nineteen-thirties semis with long gardens. Popular with families moving up.

  • Stonefield

Stone cottages and barn conversions. Slower market, rewarding for patient buyers.

  • Lark Meadow

New-build and near-new houses. Clear specifications, straightforward chains.

Viewings Every viewing is accompanied by one of us — never a lockbox and a text message. Weekday evening slots are available in all four areas.

How a move runs

Four stages, and what you actually do in each

Most people have moved once or twice and are rusty on the detail. Here is the order things happen in and where your decisions sit.

Stage 01

Orientation

A long conversation about budget, commute, schools and what you would trade away. We are honest if your brief does not exist at your price.

Your partBring a mortgage figure in principle, or ask us who to speak to first.

Stage 02

Shortlist and tours

We put forward a short list, including homes not yet advertised, and walk each one with you. Notes on condition go to you in writing the same day.

Your partSee at least three before deciding, even if the first one feels right.

Stage 03

Offer strategy

We explain the seller's position, what the chain looks like and what a sensible opening number is. You decide the figure; we put it and defend it.

Your partSet a ceiling in advance and tell us what it is.

Stage 04

To completion

Survey, enquiries, searches and dates. We chase solicitors weekly and tell you the real picture, including when something has stalled.

Your partAnswer your solicitor quickly — it is the single biggest cause of delay.

Two ways to work with us

Buying side, selling side

We act for one party on any given home, and we say which one before you share anything about your position.

If you are buying

A search run on your brief rather than on whatever we happen to be selling this month.

  • Written brief and a weekly shortlist, including off-market homes
  • Accompanied viewings, evenings and Saturdays included
  • Condition notes after every viewing, in plain language
  • Offer advice with the seller's likely position set out
  • Introductions to surveyors and conveyancers we have worked with
  • Weekly progress updates from offer to keys

If you are selling

A small number of instructions at a time, so your home is presented properly and not lost in a list.

  • Valuation walkthrough with the reasoning written down
  • Photography, floor plan and measured areas taken on site
  • Preparation list: what is worth fixing and what is not
  • Every viewing accompanied and fed back to you within a day
  • Offers presented with the buyer's funding and chain checked
  • No tie-in longer than twelve weeks

Viewing windows

When we can get you through a door

These are the standing windows. If none of them work, say so in your enquiry and we will find another time rather than hurry you into one of these.

Tuesday & Thursday

17:30 – 20:00

Evening slots across Alder Heights and Lark Meadow. Good for seeing how a street settles after work.

Saturday

09:30 – 15:00

Our longest day. Two or three homes can usually be seen back to back in the same area.

Sunday

11:00 – 14:00

Harbour Row and Stonefield only, by arrangement with the owners. Second viewings take priority.

Second viewings are booked for a full hour so there is time to open cupboards, run taps and ask the awkward questions. Bring whoever else has to live there.

Inside the studio

Two agents, a shared diary, no call centre

Juniper Studio was set up by two agents who got tired of carrying thirty instructions each. We cap the book deliberately, which means one of us has always walked the home you are asking about and can tell you what the photographs flatter.

We do not run a lettings desk, we do not sell mortgages, and we do not take a referral fee for pointing you at a solicitor. The only thing we are paid for is getting a sale or a purchase done properly.

Our fee basis is explained in writing before you instruct us, and it is a single percentage with no marketing extras bolted on afterwards.

Questions

The things people ask on the doorstep

Answers we would give you in person, written down so you can read them before you get in touch.

How quickly should I make an offer after a viewing?
There is no prize for being fastest, but there is a real cost to being vague. If you are serious, tell us within a day or two that you intend to offer and when. Sellers respond far better to a considered offer with a clear position behind it than to a quick number from someone who has not spoken to a lender.
Is a guide price what the house will sell for?
It is what the seller and we agree is a realistic starting point based on what comparable homes have actually completed at, not what they were listed at. Some sell slightly under, some a little over when two buyers want the same house. We will tell you honestly where we think a particular home sits.
What happens if the chain above us breaks?
We find out where the break is, what it would take to fix, and how long that realistically needs. Sometimes a chain can be repaired by one party renting briefly. Sometimes it cannot, and the kindest thing is to say so early so you can restart your search rather than wait out of hope.
Can I view in the evening or at the weekend?
Yes. Tuesday and Thursday evenings, Saturday daytime and Sunday late morning are the standing windows, and we hold evening slots for people who cannot take time off. If your only free hour is outside all of that, ask — occupied homes sometimes allow more flexibility than you would expect.
How is your fee worked out, and when is it due?
Sellers pay a single percentage of the agreed sale price, due on completion and nothing before. Photography, the floor plan and the portal listing are included rather than invoiced separately. Buyers who ask us to run a search pay a fixed sum agreed at the start. Everything is in writing before you commit.
I am moving from another region and cannot visit often. Does that work?
It works well, with planning. We group three or four viewings into a single visit, send condition notes and a long video walkthrough beforehand so you are not travelling for a house that was never right, and we go back for a second look on your behalf before you commit to the journey.
Should I fix things before putting my house on the market?
Fix what makes a room feel neglected — a dripping tap, a sticking door, a dark bulb. Do not start a kitchen or a bathroom to please an imaginary buyer; you rarely recover the cost and you delay the launch. We walk through the house and give you a short list in order of what actually moves the needle.
